Roof Restoration

Years more life. A fraction of replacement cost.

A tired roof isn't always a finished roof. Cleaning, sealing, coating, and targeted repairs can add five to ten years of service life — and restore curb appeal — for a fraction of what a full replacement runs.

When restoration makes sense.

Restoration is the right call when your roof's structure and substrate are still sound, but the surface has lost its protective layer, accumulated mildew or organic growth, or developed minor failures that aren't yet systemic. It's particularly effective on concrete and clay tile roofs, standing-seam and exposed-fastener metal, and well-cared-for architectural shingle.

It's not the right call when underlayment has failed, decking is compromised, or shingle granule loss is widespread. We'll tell you honestly which situation you're in — restoration won't fix structural problems, and we won't sell it to a roof that needs replacement.

What restoration typically includes.

  • Soft-wash cleaning to remove mildew, algae, and organic growth without high-pressure damage
  • Spot repairs on cracked tiles, lifted shingles, or failed sealant points
  • Flashing inspection and resealing at chimneys, skylights, and roof-wall transitions
  • Pipe boot replacement where degraded
  • Protective coating on tile and metal roofs to restore weather resistance and reflectivity
  • Ridge cap and hip work where mortar or sealant has aged
  • Full written documentation of work performed and roof condition after

For roofs that still have life left in them, restoration is the smartest dollar you'll spend — extending service, improving curb appeal, and protecting your insurance posture all at once.

Curb appeal you'll actually notice.

Restoration isn't just about extending service life — it's about getting your roof looking like new again. After a proper soft-wash and coating, a tile or metal roof can look ten years younger from the street. For homeowners thinking about selling within a few years, restoration is often the single best dollar-for-dollar curb-appeal investment available.

Honest about the timeline.

Restoration buys you years, not decades. If your roof has another 8–12 years of natural life and restoration adds 5–10 more, you're potentially doubling the window before replacement. But there's a point of diminishing returns — and we'll tell you when you've reached it, even if it means recommending replacement instead.

Common Questions

Roof restoration, answered.

A repair addresses a specific issue — a leak, missing shingles, failed flashing. A restoration is a comprehensive treatment of the whole roof: cleaning, spot repairs across the entire surface, sealing, and coating. Think of it as preventative maintenance plus aesthetic refresh.

Insurance carriers are increasingly strict about roof age and condition when issuing or renewing policies. A properly documented restoration can extend the period during which your roof passes the wind mitigation and four-point inspections most Florida insurers require. We provide the documentation you need.

We can restore shingle roofs that are in otherwise sound condition — soft-wash cleaning and targeted repairs are very effective. Coating systems are most commonly used on tile and metal, where they have the most measurable life-extending effect.

Most restoration projects are completed in 1–3 days depending on roof size, complexity, and the coating system involved. Cleaning takes a day; spot repairs and coating add another 1–2 days.
