What we actually do up there.

A Snow & Sons inspection is exactly what the word implies: someone gets on your roof, walks the whole surface, photographs anything notable, checks the attic where it's accessible, and gives you a written report. That's it. No drone-only flybys, no "quick look from the ground," no estimate disguised as a free inspection.

What the inspection covers.

  • Field condition — shingles, tiles, or panels (granule loss, lifting, cracking, slippage)
  • Flashing & sealants at chimneys, skylights, roof-wall transitions, and penetrations
  • Pipe boots, vents, and roof jacks
  • Valleys, ridges, and hips
  • Gutters and drainage paths where roof-accessible
  • Attic check where safely accessible — looking for water staining, daylight penetration, ventilation issues
  • Estimated remaining service life based on visual condition and material type
  • Any items needing attention — categorized as urgent, near-term, or monitor

When a roof inspection is worth requesting.

  • After a storm with high wind, hail, or significant debris
  • Before buying a home — beyond what a generalist home inspector covers
  • Before selling — know what a buyer's inspector will find before they do
  • At insurance renewal — particularly for roofs older than 10 years
  • If you've never had your roof inspected and it's over 8 years old
  • If you suspect a leak but can't find an obvious source

What you get afterward.

A written report — typically delivered within 1–2 business days of the inspection — that summarizes condition, includes representative photos of any findings, and gives you a clear list of recommendations. If we identify work that should be done, we'll provide an itemized estimate alongside the report. But you're under zero obligation to use us for that work. The report is yours to keep, share with your insurance carrier, hand to a future buyer, or use to shop other contractors.

We don't make money on inspections. We make money on doing excellent roofing work for people who trust us enough to call us back when they're ready.

The promise.

If your roof is in good shape, our report will say so. If it needs minor work, we'll tell you what kind. If it's near the end of its service life, we'll tell you that too — with photos to back it up.

Yes, completely. No fee for the inspection itself, no fee for the written report, no fee if you decide not to move forward with any recommended work. We treat inspections as how we earn trust — not as a billable service.

The on-site visit is typically 30–60 minutes depending on roof size and complexity. The written report is delivered within 1–2 business days afterward.

Not strictly, but we recommend it. The roof inspection itself can be done without you on site, but if we have access to the attic and can walk the findings with you in person, you'll get more value from the visit.

Yes. Our written reports are widely used as supporting documentation for insurance claims, claim supplements, real-estate negotiations, and pre-listing disclosures. The report is yours to share as you see fit.

Wind mitigation (OIR-B1-1802) and four-point inspections are different — those are formal insurance-required inspections that must be performed by a licensed inspector and submitted on standard forms. We can refer you to qualified inspectors for those. Our free inspection is a roofing-condition assessment, which is separate from but complementary to those reports.
